    These Terms of Business explain the basis on which Cariad Mortgage Solutions provides mortgage and protection advice and the important information you should understand when using our services.

    Our Service

    Cariad Mortgage Solutions provides advice and recommendations in relation to mortgages and protection products based upon your individual needs and circumstances.

    Before making a recommendation, we will gather information about your circumstances, objectives and requirements so that we can assess the options available to you.

    It is important that the information you provide to us is complete and accurate. Our advice and any recommendation made will be based upon the information you provide.

    You should inform us if your circumstances change during the advice or application process.

    Mortgage Advice

    We will assess your circumstances and requirements before recommending an appropriate mortgage.

    Mortgage availability, lending criteria, affordability assessments, interest rates and product terms are determined by individual lenders and may change.

    A mortgage application remains subject to lender approval, underwriting, valuation and any other requirements imposed by the lender.

    We cannot guarantee that a mortgage application will be accepted or that a particular mortgage product will remain available.

    Our Mortgage Advice Fees

    Our standard mortgage advice fees are:

    Purchase

    £195 payable on application

    £295 payable on mortgage offer

    Remortgage

    £195 payable on application

    £195 payable on mortgage offer

    These are our standard fees.

    Fees may differ depending upon your individual circumstances, the complexity of the case and the work required.

    Where a different fee applies, this will be explained and agreed with you.

    We may also receive commission or other remuneration from a lender or product provider following completion of a mortgage or protection product. Details of relevant remuneration will be disclosed where required.

    Protection Advice

    As part of the advice process, we may discuss your protection requirements.

    This can include products designed to provide financial protection in circumstances such as death, serious illness or inability to work.

    Any protection recommendation will be based upon the circumstances and requirements identified during the advice process.

    Insurance products are subject to the provider's terms, conditions, exclusions, underwriting and eligibility requirements.

    Your Responsibilities

    You are responsible for providing complete, accurate and up-to-date information.

    You should carefully review any documents, illustrations, recommendations, mortgage offers, policy documents and other information provided to you.

    Please tell us immediately if you believe any information is incorrect or if your circumstances change.

    You are responsible for making payments required by lenders, insurers and other third parties in accordance with their terms.

    Third-Party Costs

    Other parties involved in a property transaction or mortgage application may charge their own fees.

    These may include:

    • Lender fees
    • Valuation fees
    • Solicitor or conveyancing fees
    • Survey fees
    • Property search costs
    • Land Registry fees
    • Taxes or other charges associated with the transaction

    Any third-party fees are separate from the fees charged by Cariad Mortgage Solutions unless expressly stated otherwise.

    Mortgage Payments and Your Home

    Taking out a mortgage is a significant financial commitment.

    You should ensure that you understand the monthly payments and other obligations associated with the mortgage before proceeding.

    Your ability to maintain payments could be affected if your income or circumstances change.

    Your home may be repossessed if you do not keep up repayments on your mortgage.

    Confidentiality and Data Protection

    We will handle personal information in accordance with applicable data protection requirements and our Privacy Policy.

    Information may be shared with lenders, insurers, our regulatory network and other relevant parties where necessary to provide our services, progress an application or meet legal and regulatory obligations.
