Life happens. Redundancy, illness, relationship breakdown, business difficulty — credit problems can affect anyone. At Cariad, we do not judge your past. We look at your whole picture with care and honesty, and we work hard to find a path forward.

We cannot guarantee a mortgage in every situation — no responsible adviser can. But we will tell you honestly what is possible, what might need to change, and how to put yourself in the best position to get the outcome you need.

Types of adverse credit we work with

Every situation is different. Here is a guide to some of the most common credit issues and how they affect mortgage applications.

    Defaults

Recorded when you stop paying a credit agreement. The age, amount and whether satisfied all matter to lenders.

    County Court Judgements

CCJs remain on your file for 6 years. Satisfied CCJs are viewed more favourably than outstanding ones.

    Missed or late payments

One or two missed payments may still be manageable. Multiple or recent missed payments require specialist lenders.

    Debt management plans

Being in or having completed a DMP is considered by specialist lenders, particularly where payments have been maintained.

    Low credit score

A low credit score alone does not prevent a mortgage, but it does affect which lenders are suitable and what rates are available.

    Bankruptcy or IVA

These are more serious, but mortgages may still be possible after a period of time has passed and credit has been rebuilt.

How we help you move forward

    1

    Review your credit report together

We go through your credit report with you and flag anything that could affect your application, and anything that might be incorrect.

    2

    Honest assessment of your position

We tell you honestly what is achievable right now, what might require a bit of time to improve, and what your realistic options are.

    3

    Specialist lender research

We have access to specialist mortgage lenders who assess adverse credit applications on a case-by-case basis, going beyond a simple credit score.

    4

    Application support

If we find a suitable route forward, we manage the whole application process and present your case to the lender in the most positive way.

    5

    Credit improvement advice

If the timing is not right yet, we will give you a clear plan to improve your credit profile and revisit when the time is right.

Sensitive mortgage advice for bad credit clients in Swansea

Your home may be repossessed if you do not keep up repayments on your mortgage. There may be a fee for mortgage advice. The fee will depend on your circumstances and will be discussed with you before you proceed. Not all credit situations will result in a mortgage being available.
