Do I Need Life Insurance for a Mortgage?
Published: 11th October 2026

Life insurance is not a legal requirement for a mortgage in the UK, but it could help your loved ones manage financially if you die before the mortgage is repaid. Whether you need it depends on your circumstances and who relies on you financially.
When you’re buying a home, there’s plenty to think about. Your deposit, mortgage application, solicitor, moving costs and whether that sofa you’ve had your eye on will actually fit through the front door.
Life insurance might feel like another thing on an already long list.
But buying a home is also a good time to pause and ask: if something happened to me, how would the people I love manage financially?
At Cariad, we believe understanding your protection options is part of looking after the home and life you’re building.
Is life insurance compulsory for a mortgage?
Life insurance is not legally compulsory for a mortgage in the UK. Its purpose is to provide financial support following a valid claim, rather than to secure mortgage approval.
If you’re buying with a partner, could they afford the mortgage and household bills without your income? If you have children, what financial support would they need?
These questions can help you understand what protection could mean for your family.
How does life insurance help protect your home?
Life insurance pays out when the insured person dies, provided the claim meets the policy terms. With term life insurance, cover lasts for an agreed period.
A payout could help repay the mortgage, support household spending or provide financial breathing space for your loved ones. The amount and type of cover you choose should reflect what you want it to achieve.
Think about everything your income helps pay for. Clearing the mortgage could make a significant difference, but childcare, food, utilities and other everyday costs would still need consideration.
What type of life insurance can cover a mortgage?
Two common options are decreasing term and level term life insurance.
Decreasing term life insurance
The amount of cover reduces over time. It is often considered for repayment mortgages, where the outstanding mortgage balance also gradually falls.
However, the cover does not automatically match every change to your mortgage. The policy’s assumptions, your mortgage interest rate and any additional borrowing can affect whether the payout would be enough to clear the balance.
Level term life insurance
The amount of cover stays the same throughout the agreed policy term. This may suit someone who wants a fixed amount of protection, including support beyond the mortgage, or someone with an interest only mortgage where the capital balance does not reduce through monthly repayments.
The right option depends on your mortgage, family, existing cover and priorities.
What if I already have cover through work?
You may have death in service benefits through your employer. These can provide valuable support, so they should form part of your protection review.
It’s useful to check how much would be paid, who would receive it and whether the benefit would continue if you changed jobs or stopped working for that employer.
Existing cover should be understood before deciding whether additional insurance is needed.
Do I need life insurance if I’m buying on my own?
Buying alone doesn’t automatically mean you need life insurance. Equally, it doesn’t mean protection is irrelevant.
If nobody depends on you financially, your priorities may be different from those of someone buying with a partner or raising children.
One useful question is: how would I keep paying my mortgage if illness or injury stopped me working?
Income protection can replace part of your income if you cannot work because of illness or injury, subject to the policy terms, waiting period and benefit limits.
Critical illness cover can provide a lump sum following a diagnosis that meets one of the policy’s specified definitions.
These cover different risks from life insurance.
How much does mortgage life insurance cost?
There isn’t one price that applies to everyone.
Factors such as your age, health, smoking status, the amount of cover and the policy term can affect your premium. A personalised quote helps you understand the cost for your circumstances.
Be honest about your budget during your protection appointment. Understanding your priorities helps your adviser explore cover you can realistically maintain.
What if I already have a life insurance policy?
A new mortgage is a useful opportunity to review existing cover.
Check whether the amount insured and remaining policy term still suit your borrowing and whether your family circumstances have changed. A policy arranged for a previous mortgage may leave a gap if you borrow more or extend your term.
Having a policy is a starting point. Understanding what it would do for you now is what matters.
